Rosegate by KB Home in Escondido: 3 New Construction Home Tours
If you’re looking at new construction homes in Escondido, Rosegate by KB Home is one community worth knowing about.
I recently toured the community and walked through three different floor plans so buyers can get a better sense of what the homes actually feel like beyond just looking at floor plans online.

Rosegate is located in south Escondido, near I-15, North County Mall, Kit Carson Park and the San Diego Zoo Safari Park. KB Home currently offers homes here ranging from approximately 1,211 to 1,751 square feet, with options from two to four bedrooms.
What Is Rosegate in Escondido?
Rosegate is a newer KB Home community located at 2625 Rockrose Glen in Escondido, California.
The homes are primarily three-story attached residences with two-car garages and modern open-concept interiors. Depending on the floor plan, buyers can find configurations with two, three or four bedrooms.
As of September 2026, KB Home is advertising homes in Rosegate beginning around $599,990, although pricing, available homesites, upgrades and incentives can change.
That starting price is notable because detached homes throughout much of San Diego County can be considerably more expensive. For buyers who want something newer and are comfortable with an attached home and a multi-level layout, communities like Rosegate can create another option to consider.
Rosegate Floor Plans
KB Home currently advertises several floor plans within Rosegate.
Plan 1211
The Plan 1211 is approximately 1,211 square feet with:
- 2 bedrooms
- 2.5 bathrooms
- 2-car garage
- 3 stories
KB currently lists this plan from approximately $599,990. Its features include an open floor plan, kitchen island, upstairs laundry and balcony.
Plan 1291
The Plan 1291 is approximately 1,291 square feet with:
- 3 bedrooms
- 3 bathrooms
- 2-car garage
- 3 stories
KB currently lists this plan from approximately $679,990. The layout includes an open living area, 9-foot ceilings, a kitchen breakfast bar and a private patio.
Plan 1298
The Plan 1298 is approximately 1,298 square feet with:
- 2 bedrooms
- 3 bathrooms
- 2-car garage
- 3 stories
KB currently lists this plan from approximately $659,990. One of the interesting differences with this layout is the additional den space, along with a private balcony and upstairs laundry.
Plan 1751
The largest currently advertised Rosegate floor plan is approximately 1,751 square feet with:
- 4 bedrooms
- 3.5 bathrooms
- 2-car garage
- 3 stories
KB currently advertises this plan from approximately $799,990. It includes an open floor plan, kitchen island and balcony.
Pricing and availability can move quickly with new construction, so I would treat those numbers as a snapshot rather than a permanent price list.
What I Like About Rosegate's Location
One of the more interesting things about Rosegate is that it isn't sitting far outside the established parts of Escondido.
You're roughly a mile from North County Mall, minutes from I-15, and relatively close to places like Kit Carson Park and the San Diego Zoo Safari Park. KB Home also highlights the community's proximity to Escondido's wineries, restaurants, shopping and hiking.
That can make Rosegate interesting for someone who wants a newer home but doesn't necessarily want to move into a large development far away from the rest of the city.
Who Might Rosegate Make Sense For?
There isn't one floor plan or community that's going to work for every buyer.
Rosegate may be worth considering if you:
- Want new construction in Escondido
- Prefer newer finishes and modern layouts
- Want a two-car garage
- Don't need a large private yard
- Are comfortable with a three-story home
- Want relatively quick access to I-15
- Want to stay close to shopping, restaurants and established parts of Escondido
On the other hand, if having a large backyard, single-story living or a detached home is high on your priority list, I'd also compare Rosegate with resale homes in Escondido before making a decision.
That's one of the reasons I like showing buyers both options.
New Construction vs. Resale in Escondido
This is where the decision gets more interesting.
With new construction, you may be getting things like newer systems, modern layouts, energy-efficient features and the ability to choose certain finishes or upgrades.
With an existing home, you may be able to get a larger lot, a more established neighborhood or a detached property at a similar price point.
Neither is automatically better.
The better question is:
What are you getting for your money, and which tradeoffs matter most to you?
That's the comparison I'd make before deciding whether Rosegate—or any new construction community—is the right fit.
One Important Tip Before Visiting a New Home Builder
If you're considering buying new construction and you want your own real estate agent involved, talk to your agent before your first visit to the sales office.
Builder policies regarding outside-agent registration can vary. In some communities, the buyer's agent may need to accompany or register the buyer during the initial visit.
The sales representative at the model homes works for the builder. A buyer's agent can help you evaluate the purchase from your side of the transaction, compare the community against other options and help you understand the contracts, incentives and overall purchase process.
